We started out in 2005 paying a call center like everyone else and the reports we got back were below satisfactory. We decided to abandon the call center by giving the system away for free to every apartment (even if you don't work with locators), create an easy one page online form that any onsite staff can update and then distribute the profile for free in three areas that can bring qualified prospects to your apartment. Apartment personnel are busy and they have to use answering services, so on average our call center had to call back 3 times to get someone on the phone. There were also a lot of errors because call center employees don't understand the business and they turn over constantly. Our most aggressive call center was only able to get 60% of the database updated in a 30 day period; the remaining 40% of apartments would never call back or answer a call.
Locators would do ANYTHING to be able to obtain real availability and pricing! They would LOVE to know exactly how many one bedroom apartments you have available and only send clients that are pre-qualified. A locator is only as good as the data he has access to and our system is the only one that allows a locator to search by the number of available units you enter. Typing availability or move in special into a box does not allow a locator to search by that information.
